Cuandeoro does not issue its own token. It does not require the user to "understand crypto". The platform utilises the rails of the Stellar and Ripple networks to transport real value (tokenised fiat: USDC, EURC) with the same user experience as a bank transfer, but with instant finality, transparent cost, and neutral custody.

Native Stellar and Ripple functionality for frictionless currency conversion:

  1. The buyer sends USDC (Digital Dollar) or any supported stablecoin.
  2. The Stellar and Ripple networks find the best exchange route in their integrated DEX.
  3. The seller receives EURC (Digital Euro) in the same mathematical transaction.

Step 1 — Earnest Money Contract

Buyer and seller digitally sign (eIDAS). The earnest money is deposited in Smart Escrow. Automatic tax pre-calculation: ITP, notary, registry, capital gains.

Step 2 — Automatic Due Diligence

Verification of registry charges, cadastral status, community debts. The smart contract does not proceed if undisclosed issues are detected.

Step 3 — Public Deed

Signing before a notary (in-person or online). The notary confirms in the system and the smart contract records it as a fulfilled condition.

Step 4 — Atomic Funds Distribution

In a single transaction: seller receives the price, agency gets its commission, and the ITP + capital gains amount is automatically reserved.

Step 5 — Tax Settlement

Automatic generation of Form 600 (ITP) with the transaction data. Online submission to the corresponding Autonomous Community. If the buyer is a non-resident: 3% withholding (Form 211) and notification to the tax representative.

Step 6 — Registry Registration

Electronic application for registration in the Property Registry. Tracking of the status until final registration.

Step 7 — Closing and Archiving

All parties receive a digitally signed copy of the contract. The document's complete hash is recorded on the blockchain as an immutable proof. Document archive accessible for 10 years.

4.5 Non-Participatory Dispute Resolution

Cuandeoro offers a programmable dispute resolution mechanism where the platform is neither judge nor party. The protocol simply executes what the parties previously agreed upon or what an independent arbitrator decides.

Functioning

  1. Prevention: At the time of signing the contract, both parties agree to a resolution protocol with deadlines, designated arbitrator, and rules of evidence (timestamped photos, expert reports, etc.).
  2. Activation: Either party can "open dispute" in the smart contract. Funds in escrow are automatically frozen until resolution.
  3. On-chain evidence: Both parties upload documentation to the contract. Everything is timestamped and immutable — no party can alter the evidence presented.
  4. Resolution: The designated arbitrator (individual or entity) digitally signs the resolution. The smart contract automatically executes: distributes funds according to the decision.
  5. Judicial alternative: If any party does not accept arbitration, funds remain locked until court order. The on-chain history serves as documentary evidence in court.
