The Transaction in 7 Steps
From earnest money to Land Registry — fully orchestrated, never custodied
Earnest Money Contract (Arras)
eIDAS digital signature (advanced or qualified). 5-10% deposited in on-chain Smart Escrow. The buyer retains cryptographic control — Cuandeoro never touches the funds. Automatic tax pre-calculation (ITP, Capital Gains, 3% non-resident) is generated.
Due Diligence
Automated queries: Land Registry, Cadastre, community debts, liens and encumbrances. Results verifiable on-chain with immutable timestamp.
Public Deed (Escritura)
In-person notary or videoconference (Ley 11/2023, in force since May 2024). The notary verifies identity, confirms encumbrances, and their validation triggers escrow release.
Atomic Distribution
A single Stellar & Ripple transaction: seller receives the price, agent their commission, tax authority the fiscal reserve. If the buyer pays in USDC, Path Payment converts to EURC in the same operation. 3-5 seconds. Cost <€0.01.
Tax Filing
Automatic generation of Form 600 (Transfer Tax) and Form 211 (3% non-resident withholding). Pre-filled with transaction data. Electronic submission to the Tax Authority.
Land Registry
Electronic registration request. Real-time tracking of registry status.
Immutable Archive
SHA-256 hash of all documentation on Stellar & Ripple blockchain. Verifiable proof for 10 years. Auditable by any party.
Smart Escrow
Three guarantee types, one smart contract
Earnest Money (Arras)
5-10% of price in escrow. Buyer withdraws → seller receives deposit. Seller withdraws → buyer receives double.
Release: notarial signature or deadline.
Rental Deposit
1-2 months in smart contract. Automatic return at lease end. Deduction for damages only if arbiter validates.
Release: lease end or resolution.
New Build (Ley 20/2015)
Advance payments in escrow until construction milestones met. Auto-refund if developer misses deadlines.
Release: verified milestone or default.
eIDAS Digital Signature
Integration with EU-certified Qualified Trust Service Providers (QTSP). No prior certificate needed: video identification in 3-5 minutes, one-shot certificate. Under €3 per signature.
Simple
Reservations, communications. Acceptance of terms.
Advanced (AES)
Private contracts, earnest money. Unambiguous link to signer.
Qualified (QES)
Handwritten equivalence. Deeds, powers of attorney. Valid before notary and court.
Dispute Resolution
