3. Business Model and Sales Pitch

How much does it cost?

For you, the Agent: €0 per transaction.

Access Fee: To access the property creation API, bulk upload features, and Google Maps integration, a monthly subscription of €120 is required. This grants full access to the platform's professional tools.

KYC Requirement: We implement a tiered verification system:

  • Level 1 (Entry): Required to access the Partner Dashboard and tools (along with the €120 subscription).
  • Full KYC (Publishing): Sellers must complete the full KYC process to publish properties, ensuring compliance with MiCA capital regulations.

Smart Contract Exclusivity: By using our platform, you confirm that a smart contract is generated between Cuandeoro and the counterparty. This agreement ensures information security and prevents data leakage or bypassing of the platform.

4. Operational and Fiscal Guide (Ireland -> Spain)

Operating with Cuandeoro is simple and 100% legal under European regulations.

A. Invoicing for Agencies and Freelancers (API/AICAT License)

Your relationship is intra-community B2B.

  1. Registration: You register as a verified Partner on our platform.
  2. Invoice: Cuandeoro (Ireland) issues the invoice for the technical service. Being an intra-community operator (VIES), the invoice is VAT EXEMPT (Reverse Charge Mechanism).
  3. Your Commission: You continue to issue your sales invoice to the seller as always. The difference is that Cuandeoro executes the payment of that invoice automatically.

B. For "Finders" and Independent Intermediaries

If you operate as an introducer or commission agent without an agency structure:

  • Cuandeoro offers you the security that a verbal contract cannot.
  • Since your fee (e.g. 1-2%) is encoded in the Smart Contract, payment is irrevocable.
  • You receive your funds in USDT, XRP or Euros in your personal wallet instantly. Note: You are responsible for declaring this income in your Personal Income Tax/Local Taxes.
